BOOKING TERMS & CONDITIONS

By booking Otters Holt you agree to and are bound by these terms and conditions. “We” and “Us” represents the owners of Otters Holt or their designated person.

YOUR BOOKING

-        The booking is for a short-term holiday let only and the property must not be used for any other purpose unless specifically agreed in advance in writing. 

-        Sub-letting or assignation of the let is strictly prohibited.

-        The Hirer must be a minimum of 25 years of age at the time of booking.

- We expect all guests to behave in an appropriate manner. We reserve the right to ask guests to leave immediately if we consider them to be behaving in an inappropriate manner. If we have to ask you to leave because of your behaviour or you decide you do not want to stay for the duration of your reservation we will treat this as a cancellation.

- We accept a maximum of 2 small - medium sized hypoallergenic dogs no younger than 2 years old. They must be fully house trained, are not allowed on any furniture or beds, or upstairs. If you don't crate them at night we have a small gated dog room for them to sleep in.

PAYMENT

- We require a non-refundable 50% deposit at the time of booking to secure your dates.

- The remaining balance must be paid 8 weeks prior to your arrival otherwise the date(s) will be released.

- We are unable to offer a refund within the 8 week window of your arrival. Please ensure that you have adequate travel insurance in place at the time of booking just in case you need to cancel.

- Should you wish to change the dates of your stay then this may be requested prior to 8 weeks before your stay. We will do our very best to accommodate you, but we can in no way guarantee this will be possible and will be subject to an administration charge of £50.

SECURITY DEPOSIT & CLEANING FEE

- There is a one off cleaning fee of £250.00 which is due 8 weeks prior to arrival (along with the outstanding balance for accommodation).

- A security deposit of £500 will be taken 8 weeks (along with the outstanding balance for accommodation) prior to arrival. This is to cover any incidentals, loss, damage or extra cleaning incurred by your party to our accommodation or property.

- The security depost will be returned back to you in full 72 hours after check-out as long as there is no damage to the propperty or excessive cleaning up after your stay.

- Whilst we understand accidents may happen please do take care and let us know if anything becomes broken or damaged so that we can rectify it in good time and discuss it with you. If extensive damage or extra cleaning occurs then you will be notified in writing and provided with documentation of the cost of replacement or repair and this will be taken out of your security deposit.

- The security deposit and cleaning fee total £750.00

LIABILITY

- There are multiple dangers at Otters Holt, including the large deep pond and the river itself, which is extremely tidal. It is for this reason, the use of Otters Holt, its surrounding grounds and facilities is entirely at The Hirer and their party’s risk - we are not liable for any injury, death, loss or damage incurred to persons or their property. It is your responsibility to take out holiday insurance, to cover such eventualities including cancellation of your holiday and personal accident.

-        It is recommended that your party take out their own insurance to protect each of them in addition.

FORCE MAJEURE 

-        If we need to cancel your booking due to forces beyond our control, you as The Hirer will be refunded all monies paid.

-        If we need to end your hire early due to forces beyond our control, we will refund the appropriate proportion of the booking fee. In these circumstances our liability will not extend beyond this and there will be no compensation, or expenses paid.
